Property Development Finance

Property development finance can be for property developers, private builders or self build projects. This is available for commercial developments (pre let or pre sold), residential developments (new build, conversions, extensions) or investment portfolios.

An indication as to typical property development funding criteria:

• Loan size - £100,000 - £10 million
• Term - Up to 24 months
• LTV - 60% of land/site valuation
• 100% of build costs
• Valuation lender’s surveyor or valuer will monitor costs, timetable and cash flow
• Stage payments can be released on monthly certification
• Plans must be in place prior to drawdown
• Projects should show a minimum 20% profit on drawdown
